Park Rules

Community Conduct

We have zero tolerance for criminal activity. Illegal drugs are prohibited. Anyone caught is subject to immediate eviction without a refund. Report illegal activity to management; reports stay confidential.

No altercations. Disorderly conduct, drunkenness, obscene language, and disruptive or vulgar behavior will not be tolerated.

Quiet Hours

Quiet hours are 8:00 p.m. to 8:00 a.m. No loud parties, radios, barking dogs, idling vehicles, TVs, or other unnecessary noise.

RV Requirements

Fully self-contained RVs or motorhomes only, in good condition, 15 years or newer. Keep the exterior neat: no missing or broken trim, doors, lights, or windows. No window AC units, space heaters, foil on windows, tarps, or covers.

Not allowed on sites (including under the RV): appliances, mattresses, indoor furniture, large tools, trampolines, fencing, dog houses, kennels, clutter, pop-up tents, sheds, pergolas, porches, boats, trailers, umbrellas, clotheslines, or inoperable vehicles. Nice outdoor furniture is acceptable. If it does not fit on your slab, it cannot come.

Vehicles

Up to two vehicles per lot, current registration, running condition. No extensive mechanic work or vehicle washing. Do not park in an empty lot or block another lot. Speed limit 10 MPH. Do not drive on the grass. A second vehicle may need extra parking.

Site Appearance

One RV per pad. Do not leave food, trash, or anything poisonous such as antifreeze or oils. Landscaping cannot interfere with lawn care provided by the park.

Pets

Two pets if they are pet- and people-friendly. No aggressive breeds. Dogs live primarily in the RV, stay leashed, and cannot be left outside unattended. Pick up after them. The park is not responsible for any pet left unattended in an RV.

Guests

Maximum two people per site. Anyone not on file may not stay more than five consecutive days. No subletting.

Utilities

Do not tamper with electric hookups, remove breakers, alter boxes, or run extension cords from another site. Do not pull more electrical load than the RV is designed for. Nothing goes in the septic except septic-safe waste — no wipes, grease, diapers, paper towels, or similar.

Insurance

Guests must keep liability and property insurance at state minimums without lapse, covering RV/car damage from trees, flood, fire, theft, and similar. Lapsed coverage is a default of the rental agreement.

Payments

Preferred payment is Zelle. Cash, check, money order, or credit card (card fees may apply) are also accepted.

Late fees are $10 a day starting on the second day, then a 3-day vacate notice. If the balance is still unpaid, eviction will be filed.

Security deposit: $125. Refunded if there is no damage and you give at least 7 days’ notice. Refunds by Zelle or card reversal (5–7 business days). Request the deposit back by text, email, or mail within 7 days of leaving.

Safety

Emergency maintenance: (281) 205-1959. Text is preferred. No air rifles, BB guns, fireworks, or slingshots. Park animals are for guests to enjoy — there is a treat bin at the gate. Some fencing is electric; do not lean on it.

Prohibited Activities

No illegal drugs. No criminal activity. As a privately owned park we may refuse admittance or service at any time and are not responsible for accidents on the property.

Move-Out Requirements

Give at least 7 days’ notice to be eligible for the deposit refund. Leave the site clean. Laundry machines must be cleaned after each use during your stay.

Check-in

Text when you are on the way so someone can help you move in. All RVs must arrive before 6:00 p.m.
