Covered RV living in Texas

Eight of our ten sites are covered. In Montgomery County heat, a roof over the rig is not a luxury — it is how you keep the air conditioner from working as hard and how you keep the roof and slides out of weather. The other two sites are still on cement pads.

The park sits at 32020 Old Hempstead Rd in the historic / older part of Magnolia, ZIP 77355. Downtown Magnolia and everyday errands are the nearby rhythm. Tomball, The Woodlands, and the rest of the north Houston job belt are the wider orbit. We do not invent drive-time minutes on this page — check your own commute once before you commit.

Working near Magnolia

Long-term guests here are often working in the Houston region and want to sleep somewhere quieter than the job site. The park is set up for that life: laundry on site, a gate, and quiet hours from 8 p.m. to 8 a.m.

What to expect before moving in

  • Check availability first. A form is not a reservation.
  • Application and a $49 background check. Convicted felons are not accepted.
  • RV must be self-contained, in good condition, and 15 years or newer.
  • Maximum two people, two pets, two vehicles per site.
  • $125 deposit. Arrive before 6:00 p.m.
  • Read the park rules before you pack.

Yes. Magnolia’s Finest is a long-term RV park. We are not set up as an overnight highway stop. Use Check Availability to tell us when you need a site.

We accept fully self-contained RVs or motorhomes that are in good condition and 15 years or newer. Ask us about your specific length when you check availability — we do not publish a maximum until it is confirmed for that pad.

Yes. The entrance has a security gate.

Up to two pets are welcome when they are people- and pet-friendly. No aggressive breeds. Dogs must live primarily in the RV, stay leashed, and cannot be left outside unattended. You must pick up after them.
