Choosing a long-term RV park is a bigger decision than picking a campground for a weekend. You will live there for months, possibly years. A park that looks fine in photos can turn out to be noisy, poorly managed, or unclear about costs. Knowing the warning signs before you sign anything saves time, money, and frustration.

This guide covers the most common red flags when choosing a long-term RV park, what they usually mean, and the questions that help you tell a good park from a risky one.

Red Flag: Rules Are Vague or Missing

A well-run park has clear, written rules. If a park cannot tell you its policies on pets, guests, quiet hours, vehicles, and site upkeep, expect confusion later.

  • Specific details, such as quiet hours and pet limits
  • Consistent enforcement that applies to everyone

Red Flag: Deposit Terms Are Unclear

Ask how deposits are refunded, how long it takes, and what conditions apply. At Magnolia’s Finest, the $125 deposit is refundable if there is no damage and at least seven days’ notice is given. Refunds are sent by Zelle or card reversal within five to seven business days and should be requested within seven days of leaving.

Red Flag: Rules That Are Never Enforced

A single bad review may be an outlier. Several reviews describing the same problem, such as noise, surprise fees, or slow repairs, deserve attention. Read recent reviews and look for patterns.

Red Flag: No Nearby Services
