Whether your job is ending, you have bought a house, or you are simply heading to a new adventure, moving out of a long-term RV park takes some planning. A smooth move-out protects your deposit, keeps your relationship with management positive, and leaves the site ready for the next resident.

Step 1: Give Proper Notice

The first step is letting management know you are leaving. Check your agreement and park rules for notice requirements. At Magnolia’s Finest, at least 7 days’ notice is required for a deposit refund. Giving notice in writing, such as by text, creates a clear record.

When you give notice, include:

  • Your name and site
  • Your planned move-out date
  • How you would like to receive your deposit refund, if applicable

Step 2: Settle Final Rent and Fees

Make sure your rent is paid through your move-out date according to your agreement. Unpaid rent or late fees can complicate your move-out and deposit. If your site has separate utility charges, ask management how final charges will be handled.

Step 3: Plan Your Departure

A few weeks before move-out, start planning:

  • Schedule any RV maintenance needed before travel, such as tires, bearings, and brakes
  • Plan your route and destination
  • Arrange forwarding for mail and packages
  • Update your address with banks, employers, and insurers
  • Cancel or transfer any local services

If you have been parked for a long time, inspect running gear before towing. Extensive mechanic work is not allowed at our park, so schedule major service with a shop or qualified technician.

Step 4: Clean Up Your Site

Leave your site clean and ready for the next resident:

  • Remove all personal belongings from around the RV
  • Pick up any trash, debris, or pet waste
  • Check under and around the RV for forgotten items
  • Make sure nothing is left on the cement pad or grass

Our park does not allow items to be stored on or under the site, so if you have followed the rules, cleanup should be quick.

Step 5: Disconnect Hookups Properly

On move-out day, disconnect hookups carefully:

  • Sewer: Dump and rinse tanks, disconnect the sewer hose, and cap the sewer inlet if applicable. Rinse and store your hose.
  • Water: Turn off the water spigot before disconnecting your hose. Drain and store the hose.
  • Electric: Turn off appliances, then switch off the pedestal breaker before unplugging.

Do not leave hoses, adapters, or other equipment behind. If you notice a problem with a park hookup, report it to management.

Step 6: Check for Damage

Walk the site and look for any damage, such as to the pad, pedestal, spigot, or grass. If something was damaged during your stay, let management know rather than leaving it to be discovered. Honest communication helps resolve issues fairly.

At our park, the $125 deposit is refundable when there is no damage and at least 7 days’ notice is given.

Step 7: Request Your Deposit Refund

Deposit refunds need to be requested. At our park, refunds must be requested within 7 days of leaving. Refunds are made by Zelle or card reversal within 5 to 7 business days. Keep a record of your request.

Take photos of your clean, empty site before leaving. Photos provide a helpful record if there are questions later.

Step 8: Depart Safely

On departure day:

  • Do a final walk-around of your RV
  • Retract slide-outs, awnings, and jacks
  • Secure items inside the RV
  • Check tires, lights, and hitch connections
  • Drive slowly through the park at 10 mph and stay off the grass

Say goodbye to your neighbors. In a small park, residents often become friends, and a proper farewell is appreciated.

Pets on Move-Out Day

Moving day can be stressful for pets. Keep pets secured inside the vehicle or RV while you disconnect hookups and pack up. Open doors and unfamiliar activity can lead a nervous pet to bolt.

Returning in the Future

Many residents return to parks they enjoyed. Leaving on good terms, with proper notice, a clean site, and settled accounts, makes it easier to come back later.
