Questions to Ask Before Signing Up for a Monthly RV Site

A monthly RV site is a bigger commitment than a weekend campsite. You will live there, sleep there, and come home to it after work for weeks or months. A few good questions before you sign up can save you from a poor fit, surprise costs, or a rule you did not know about until move-in day.

This is the list we would want someone to ask us. It is organized by topic so you can use it on a phone call, during a tour, or while reading a park’s website.

Questions About the Site Itself

The site is where you will spend most of your time, so start here.

• What is the pad surface? Concrete, gravel, or grass each live differently. Concrete makes leveling easier and keeps mud down.
• Is the site covered or open? Overhead cover makes a real difference in Texas sun and rain.
• What is the maximum RV length for this specific site? Do not assume. Ask for the pad you are actually considering.
• Is it a back-in or pull-through site?
• Where do vehicles park? Is there room for your truck or car next to the RV?
• What is next to the site? A lane, another RV, a fence, open space?

Questions About Utilities

Never assume utilities based on a website. Ask directly for the site you are considering.

• What electric service does the site provide, and does it match your RV?
• Is electricity included or billed separately?
• Is water and sewer provided at the site?
• Is the park on a septic system, and what are the rules?
• Is internet available? If not, how do current residents get online?
• Where do residents refill propane?

A good park will give you clear answers or tell you honestly when something is not provided.

Questions About Rules

Rules shape daily life. Ask for the full rulebook and read it before applying.

• What are the quiet hours?
• Are there age or condition requirements for RVs?
• How many people, pets, and vehicles can be on a site?
• What can be kept outside the RV, and what cannot?
• Are guests allowed to stay overnight? For how long?
• Is subletting allowed?
• Are vehicle repairs or washing allowed on site?

At Magnolia’s Finest, quiet hours run from 8 p.m. to 8 a.m., RVs must be fully self-contained, in good condition, and 15 years or newer, and each site allows up to two people, two pets, and two vehicles.

Questions About Pets

If you have animals, ask early.

• How many pets are allowed?
• Are there breed or size restrictions?
• Are pets allowed to be outside unattended?
• Where can dogs be walked?
• Are there areas where pets are not allowed?

Questions About Costs

Monthly costs go beyond the site rate. Ask for the full picture:

• What is the current monthly rate for this site?
• Is there a security deposit, and how is it refunded?
• Is there an application or background check fee?
• Which utilities are extra?
• What payment methods are accepted?
• What are the late fees and policies?

• What information does the application ask for?
• Is a background check required, and what are the standards?
• How long does approval usually take?
• When is a site actually reserved?

At our park, nothing is reserved until the application is approved and the deposit is received. Knowing that ahead of time avoids confusion.

• How are maintenance requests handled?
• What happens if something breaks after hours?
• How are park notices shared?

Questions People Wish They Had Asked

When residents tell us what surprised them at previous parks, the same themes come up again and again. Very few of them are about amenities. Most are about the small, daily details that only become obvious after a few weeks.

One common surprise is parking. A family arrives with a truck, a car, and a small utility trailer, only to learn that the site allows two vehicles and trailers cannot be stored on the pad. Another is guests: a relative plans to stay for two weeks, and the park limits unregistered visitors to a few days. Others are caught off guard by rules about what can sit outside the RV, such as storage bins, grills, or extra furniture.

Utilities are another frequent source of frustration. Someone assumes internet is included, or that the site has the same electric service as their last park, and discovers otherwise after move-in. A simple question on the first phone call would have avoided the problem.
