At a small park, you are more likely to communicate directly with the people who run the park. There may not be an office with regular hours, but communication is often simple and responsive.
At our park, texting is the preferred way to reach management at (281) 205-1959. Gate and arrival notes are sent by text, and many questions can be answered quickly the same way.
Clear Rules and Consistent Enforcement
Good management sets clear rules and applies them consistently to everyone. Rules protect safety, keep the park neat, and help residents live peacefully together. Consistent enforcement means no resident gets special treatment and everyone knows what to expect.
At our park, rules cover topics such as quiet hours from 8 pm to 8 am, vehicle limits, pet policies, prohibited items, and keeping sites clear. Management addresses rule issues directly when they come up.

Small parks often screen applicants to maintain a safe, stable community. At our park, applicants complete a $49 background check through a screening partner, and convicted felons are not accepted. Management reviews applications and approves residents before anything is reserved.

- The $125 deposit is refundable with no damage and at least 7 days’ notice
- Refunds are made by Zelle or card reversal within 5 to 7 business days and must be requested within 7 days of leaving
