Problems do not always happen during convenient times. A water line might burst late at night, the power might go out on a weekend, or your air conditioner might fail on a hot evening. Knowing what to do when something breaks after hours helps you respond calmly, stay safe, and get the right help.

First, Decide If It Is an Emergency

Not every problem is an emergency. Start by assessing the situation.

True Emergencies

Call 911 immediately for:

  • Fire or smoke
  • A strong propane smell
  • Medical emergencies
  • Downed power lines
  • Anyone in danger

Urgent but Not Life-Threatening

Some problems need prompt attention but are not emergencies:

  • A water leak you can stop by shutting off the water
  • Loss of power to your site

Many issues can wait:

  • A dripping faucet
  • A minor appliance problem
  • A small grounds issue

Is It Your RV or the Park?

Figure out whether the problem is with your RV or with park infrastructure.

Your RV

Problems inside your RV, such as appliances, plumbing, or your RV’s electrical system, are your responsibility. For RV repairs, contact a mobile RV technician or repair shop. Remember that extensive mechanic work is not allowed at our park.

Park Infrastructure

Problems with the park’s utility pedestal, water supply, sewer connection, gate, or grounds are the park’s responsibility. Contact management.

Common After-Hours Problems

Loss of Power

  3. If the pedestal breaker tripped or the problem seems to be with park equipment, contact management. Never tamper with park hookups.

Water Leaks

  1. Shut off the water at the spigot or your RV’s inlet.
  2. Turn off the water pump if you are using your tank.
  3. Contain the water and dry the area.
  4. If the leak is from park equipment, contact management.

Sewer Problems

  1. Close tank valves.
  2. Stop using water.
  3. If the problem seems to be with the park’s sewer connection, contact management.

Our park uses a septic system, so septic-safe products are important to prevent problems.

Air Conditioner Failure

In Southeast Texas heat, a failed air conditioner can be serious, especially for pets and vulnerable people.

  1. Check breakers and your thermostat.
  2. Clean or replace filters.
  3. Use fans and shade to reduce heat.
  4. If it cannot be fixed, find a cool place to go.

Window AC units are not allowed at our park.

Gate Problems
